Welcome to our September 2010 Newsletter, I sincerely hope you find that our group of real estate agents always does what is necessary to stay up to date with the newest services and the latest news on the Costa Rica real estate front, good or bad.
This month, I want to start this newsletter by telling you about something that happened in a closing last week, so everyone can learn from it, as it involves buyers and sellers.
I had what looked like a simple closing andit almost turned into a nightmare,just because the rules are changing on us.
After closing, the seller deposited the proceeds of the sale in her local bank account (a cashier’s check), so after clearance, she could wire the money to her account in the US.

Since the bubble burst, financing of property has become extremely difficult and is what stops the market from growing again. Financing is what got the U.S. housing market into big trouble and eventually the rest of the world.
Costarican banks never really got into trouble as they always financed very conservatively and appraised low. They do finance but mainly to Costaricans and at much higher interest rates than what you are used to. But sellers, when they sell their property, get very low interest on the money they put in the bank.

Atenas was most recently highlighted in AARP magazine as one of the best places to retire abroad. Founded in 1958,AARP is a nonprofit, nonpartisan membership organization that helps people of 50 years old and over to improve the quality of their lives. Their online magazine always offers interesting articles and of course Costa Rica was in the picture again.
The AARP article written by Barry Golson states that "Though not the bargain it was a decade ago, Costa Rica continues to draw moderate-income retirees to affordable Central Valley expat havens such as Grecia and Atenas (which claims "the world's most perfect weather").

I met Kathy Holter quite some years ago when she and her family moved to Costa Rica.Kathy's son Devon has Asperger's syndrome, a form of autism.Kathy has written an e-book about how Kathy found ways to significantly minimize or eliminate many symptoms of Asperger's Syndrome. I have personally seen how much better Devon has gotten over these past years.
Meanwhile, because of family matters, Kathy has moved back to the US and is trying to make a living and the sales of her E-book would help her tremendously. Kathy and Devon are the most likable people in the world and they deserve to get all the help they can to get the word out.

Our Dominical real estate specialist, Daveed Hollander, tells us a bit more about Ojochal, located only 30 kilometers south of Dominical. Ojochal is a beautiful area that has lots to offer and real estate is very affordable.
To get from San Jose to Ojochal a couple of years ago was quite and adventure but with the construction of the coastal highway and the new highway to Caldera things have changed for the Southern Pacific area. I have been to Costa Rica many times over the last ten years. Like many others I enjoy spending time in this country. Several years ago I decided to consider investing in property.
