Escazu, June 2011
We sincerely hope you'll enjoy our June 2011 Newsletter
Dear Reader,
To start this month of June 2011 well, in the name of American European Real estate Group, I would like to send congratulations to our affiliate partner in Dominical, Daveed Hollander and his wife Vanessa, the great news of their newly born Zoe. Zoe is meanwhile 2 months old, fat and loving life. Born in San Isidro with tons of hair. Congratulations mom and dad.
I also want to announce our newest feature, "Book your trip to Costa Rica" with all kinds of Costa Rica specials and travel discounts to any of the area where the American European Real Estate Group has an affiliate office. Check out more about this deal below.
For those of you who are looking to sell their property in Costa Rica and you'd like your American European Real Estate affiliate to present your home beautifully, you can now contact Xinia Salazar's daughter, Karla Cordero, who graduated from The British Institute of Professional Photography (BIPP) and The Master Photographers Association (MPA) and can photograph your property so much better than any real estate agent can ever do. You can find a banner with link to Karla's website on our website, on the left margin below the banner on Luxury Tax. In case you can't find it, go here.
The rainy season has started well. We've had some incredible rainstorms that lasted 30 minutes but threw more water at us than is normal in a week, but most days are absolutely beautiful.
Enjoy this June's newsletter,
Ivo Henfling

Law Office of Attorney
Roger Petersen
This month of June, well known real estate attorney Roger Petersen, tells us all about the issues you need to look at before closing on your property. Usually your Costa Rica realtor will make sure all this due diligence was completed before closing.
But this article is mainly meant so you will be more educated as a buyer of real estate in Costa Rica and you will understand how much work is involved in a real estate transaction.
Attorney Roger Peterson is a Bi-lingual experienced real estate attorney who likes to work closely with the realtors involved in the transaction as there are more issues involved than just a transfer of the title. Read more...

Is the cost of living in Costa Rica high or not.
The Tico Times, in February this year, published an article with the title "why is the cost of living in Costa Rica so high".
The Easy Times has asked some of the affiliate realtors to comment on this article. This article said things like "Costa Rica has the highest inflation rate in Central America", "From shopping marts to the gas pump, everything seems to be expensive in Costa Rica.
Is there no end in sight for Costa Rica's rising price tag?" Some experts seem to have found the answer: "My explanation is the appreciation of the colón", "My suspicion is that Costa Rica is so expensive because the price of fuel and the costs to transport the fuel are transferred to the cost of goods" and "We have one of the highest production costs in the region". What you should know when you need a mortgage in Costa Rica.
You'd be surprised how many emails we get from people who want to buy real estate in Costa Rica and are looking for financing to do so. The reason is that equity loans are not so readily available in the US as they were before and many would like to move before they sell there home because that might take years.
This article will tell you all about getting a mortgage on a property you buy in Costa Rica when you are a Costa Rica resident. But also, your options as a non resident, like using owner financing or using your IRA or 401K for this purchase. Read more...

Tico construction is very different from houses that are built in the USA.
Home Inspector
Tom Rosenberger
Costa Rica Home Inspector Tom Rosenberger loves to joke about the way Costaricans build their homes and sometimes forget about logic, or at least what is logic to us foreigners. Tom gives us some insight to a different mindset by giving us 16 sarcastic cost cutting secrets for building in Costa Rica.
Every month we try to publish something that will help on understanding that construction in Costa Rica is done on a different code just like you will find different building codes and construction standards in California, New York or Florida. This is mainly because of different geological, geographical and weather situations in each location.
In Costa Rica, we also have to manage the cultural differences on top of that because we live in a tropical climate and we have earthquakes here. Home inspector Tom Rosenberger, came up with some very logical and funny solutions to some very typical Costarican problems.

Condominium or secured access community? Part II
Escazu Realtor Ivo Henfling
Last month, we saw Part I of this article that showed you if the community is a condominium or just a gated community. This month, we'll explain all about Costa Rica condominium law, bylaws and other things that you should question before you buy a condominium in Costa Rica.
It doesn't matter where you purchase your condominium in Costa Rica, at the beach or in the Central Valley. The rules are the same. When you buy a condo in pre-construction, you even might to worry even more about the due dilligence you will have to do because in pre-construction the condo you are buying doesn't even exist legally. Another great testimonial from a satisfied client
Nikita Mohammed
Jaco Beach Realtor
"Nikita Mohammed, your AE affiliate realtor in Jaco has been a great comfort and asset in my search for a home in Costa Rica. I have had some pretty bad dealings with other "agents" in CR and was starting to get really frustrated. Nikita has completely assuaged those feelings and is worth her weight in gold to anyone in need of great real estate representation. Admittedly I am quite picky and she has been supremely patient and dilligent in helping me. Courtesy, knowlege, and experience- what more could you ask for?"
