Property Description

The farm is on land that has seen varied uses in the last 100 plus years. It has been planted with sugar cane and coffee, and much was in pasture up until 1994. At one time there was a trapiche for the extraction of sugar from the cane.

Teak was planted in 1997 and is now being harvested, so there is an opportunity to replant – either reforestation or possibly non-traditional crops such as citrus or spices/herbs. We have had success growing ginger and turmeric on a small scale. Limes do well here.

The property has a seasonal stream as one border along which is a well-established mix of primary and secondary forest. There are many fruit trees – mango, cas, guanabana, guava, breadnut, breadfruit and ackee. Vegetation is lush. Many plantings have been made over the years. The topography is varied, with semi-flat to steep terrain. There are several good building sites.

Views of the Central Valley and volcanoes are incredible.

A building that used to be a pottery studio has been converted into a small apartment on one end and a wood workshop on the other. The apartment has two bedrooms, one bath and a  large open room comprising living, dining and kitchen areas. There is a comfortable veranda adjoining this area. Ceiling fans are installed in every room except the bathroom. Total living space is approximately 900 square feet, the workshop 450 square feet.

Construction of the apartment section is modern with steel structure and fibrolit sheathing. The workshop part is original except that the entire roof was replaced in 2003 and painted in 2014. There is a large carport adjoining the workshop. Electricity, phone and municipal water are installed. The kitchen sink has an electric on-demand water heater; the shower is the typical Tico type. An American-made washing machine and dryer are installed in the workshop along with a pila.  A prefab concrete bodega is a short distance from the main building and is divided into two secure sections. One is for the use of the worker for the storage of the garden tools etc., the other for the owners use.

The house (apartment) is fully furnished and move-in ready.

The property is located 3 mile NW of Santiago de Puriscal (known locally just as Puriscal) in Desamparaditos, just off the road from Puriscal to Picagres/Llano Grande on the old Piedras Negras road . Elevation is approximately 2400 feet. Temperatures vary little with the hottest months being March and April with the occasional 90 degree day. The humidity during these months is low so air conditioning is not required. Nights are always pleasant and cool. The rainy season runs from May to the end of October although it still might rain into December. There is usually a break from the rain for two weeks  in July called “veranillo” (little summer) which quite often happens around the Festival de San Juan.
